A trio of hotel acquisitions


Two hotels have changed hands in the United States, while one property has just been sold overseas.

DSH Hotel Advisors Reveals Sale of Clearwater, FL Hotel
DSH Hotel Advisors, a national hotel brokerage and advisory firm based in Tampa, Fla. That specializes only in hotels, revealed that Dennis Hopper, CCIM, senior director and Randy Taylor, senior investment partner of the company organized the sale of the Magnuson Hotel Clearwater. September 27 for an undisclosed price. Hopper and Taylor represented the vendor, Horwood Hotel Works LP. The property had a list price of $ 6.3 million at the time of sale.

Triton Hospitality Group acquires the Marquette Hotel in Minneapolis
Triton Hospitality Group (Triton) acquired The Marquette Hotel, a Curio by Hilton collection, located in downtown Minneapolis. The Southern California boutique investment firm has earmarked an additional $ 4 million for guest and property improvements and has appointed Evolution Hospitality as a manager in its first step to maximize the full potential of the four diamond hotel.

The Marquette Hotel, located at 710 S Marquette Ave., is located in one of the busiest blocks of the Minneapolis business district, near Nicollet, the 12-block pedestrian thoroughfare of shopping, offices and entertainment facilities, and close to many of the city’s top attractions, including US Bank Stadium, Target Field and Target Center. It is located in the IDS Center, a 1.8 million square foot mixed-use development designed by Phillip Johnson. Built in 1970, in 2017, the hotel underwent a complete renovation of rooms and public spaces and a rebranding as a member of Hilton’s Curio collection, which included a full-scale makeover of all 281 guest rooms and suites, lobby and public areas, food and beverage outlets, and meeting space.

As one of the city’s top corporate and group hotels, the AAA Four-Diamond property boasts 25,800 square feet of high-tech event space in 19 guest rooms, including Windows on Minnesota, a venue located at 50th floor of the IDS Center, regularly in high demand as the venue for many of the city’s most upscale events. Additional features and amenities include some of the largest rooms in Minneapolis Market, two signature restaurants: the Jolliet House Social Club and the Marquette Lounge, and direct access to the Minneapolis Skyway.

Triton plans to invest approximately $ 4 million in additional capital into the property on projects that include a reimagining of hotel food and beverage outlets, the addition of two state-of-the-art Topgolf Swing suites, cosmetic improvements to Windows on Minnesota. , a revamped fitness center and an all-new energy-efficient HVAC system in the guest rooms.

AJ Capital Partners acquires Slieve Donard Resort & Spa in Northern Ireland
Adventurous Journeys (AJ) Capital Partners has acquired the Slieve Donard Resort & Spa in Newcastle, County Down, Northern Ireland. The property was acquired from Hastings Hotels who have operated the property since 1972. Located adjacent to the world-renowned Royal County Down Golf Club, the 181-key hotel will be the first Marine & Lawn Hotels & Resorts property in Northern Ireland and the fourth hotel in the collection. Slieve Donard Resort & Spa will join Marine & Lawn properties launched this summer, including Rusacks St Andrews in St Andrews, Scotland; Marine North Berwick in North Berwick, Scotland; and Marine Troon in Troon, Scotland.

The establishment offers four dining venues, 11 meeting and conference rooms, a ballroom and a two-story spa, which includes a swimming pool, vitality pool, fitness room, steam room, relaxation room and 14 treatment rooms. Slieve Donard is located 30 miles south of Belfast and 90 miles north of Dublin. Considered one of Northern Ireland’s most iconic hotels, it has hosted several top golf events including the British Amateur Championship, Curtis Cup, Walker Cup and most recently the Dubai Duty Free Irish Open.

The hotel will continue to operate in its current form until summer 2022, including Santa’s annual Polar Express Christmas experience. Renovations to the property will begin in October 2022 and culminate in Spring 2023. When it reopens, the reinvented Slieve Donard will offer decor inspired by tales of the destination’s rich past, including updated guest rooms and renovated food and beverage spaces and meeting and event spaces.
